The Perfect Author Resource Box – Article Marketing 101

Ezine marketing has become a powerful tool for promoting a business. Despite its proven effectiveness, some would-be marketers are hesitant because of the creative process. Coming up with good ideas and intriguing topics for your publication can be more difficult than it sounds. If you are struggling to generate quality content, the following four tips should definitely come in handy:
Share Your Expertise One of the easy ways to come up with ideas for ezine topics is to simply share your expertise. If you are passionate about your field, put that effort into your campaign with some great writing. What if you are not a professional writer? Very few of us are, but you can still produce good stuff. If you have trouble expressing yourself, identify a problem within your niche, and write down the solution in small steps. This will it easier for you to write and benefit the reader at the same time. People find great value in step-by-step problem solvers and if you can grab the reader, you can make them crave more.
Publish on Ezine Directories Creating a good ezine is a great accomplishment, but simply publishing it and inserting a sign up form on your website will not guarantee subscribers. In order to reach your audience, you must take an aggressive approach and reach out to your audience.
Enter the Web There are a number of ezines online. Some of the most common examples are EzineArticles, Ezine Directory and Amazines to name a few. These publications generally act as article directories, providing topics that range from email marketing and web hosting to health and finance.
Find Out What Your Readers Want You probably have a good ideal what your readers need, but do you know what they really want? When trying to drive home something you think the subscriber needs, you have about a 50/50 shot of gaining a reader or blowing it completely. If anything, they will skim through your ezine, and may never give it another look.
Maintain a Connection Once you have established a good list of subscribers, you are well on your way to a successful ezine marketing campaign. Get your content together and make sure your message is delivered on a consistent basis. You have worked hard to reach this point and there is no turning back. You can not let your audience down.

Help Employees to Save Tax With an Employee Share Scheme – Australian Taxation

Home mortgage interest is deductible in computing the Regular Tax, although certain limitations apply. The Alternative Minimum Tax similarly allows this deduction, but it is subject to differences in the limitations. Understanding these differences will allow a taxpayer to plan in advance to minimize the AMT impact.
When you decide to hire one, understand that you will have to put up a significant amount of money which is called a retainer. Typically, a minimum of $10,000 is required depending upon the size of your case. This retainer must be replenished each time he does work for you and uses most of that money in order to maintain your relationship with them. Depending upon the level of your problems, you may want to wait until you are sure that you need to hire one. If you are personally going to negotiate with the IRS, you may need some additional help in the future, especially if you were incapable of standing your ground and proving your point.
Additional restrictions apply, however, before the interest is AMT-deductible. On home equity loans one must look to how the loan proceeds were used. If used to fix up or otherwise improve the primary residence, the interest is fully deductible for the AMT. If instead the money is used to buy a new car (a common way to get cheaper financing than a car loan), or other purpose not involving work on the residence, the interest is not deductible for the AMT.
For example, assume $15,000 in interest on the first mortgage, and $2,000 of interest on the equity line of credit that was used to buy a new car. The total interest deduction for the Regular Tax is $17,000, yet for the AMT the deduction is limited to $15,000. That $2,000 is one of the items reported on the Form 6251.
For Regular Tax purposes, a second home that will qualify for the mortgage interest deduction includes certain mobile homes or boats, in addition to the traditional single family home or condominium. For purposes of the Alternative Minimum Tax, however, only interest on real estate loans is deductible – interest on the mobile home or boat loan is not deductible for the AMT.
From a planning point of view, a taxpayer needs to know the AMT consequences of these different types of borrowing. Failure to do so can make a big difference in the actual cost of the loan. If it is deductible, Uncle Sam is paying part of the cost for you; if not, you\’re carrying it all on your own.

Shoretel As Voice Mail! Shoretel Legacy Integration
January 10, 2010 by Veronica Carrillo
One of the more interesting aspects of PBX system installation in general and ShoreTel in particular, is the subject of Legacy PBX integration. There are a variety of reasons that a new ShoreTel installation might need to integrate with the old, in place or \”legacy\” PBX phone system. You might be installing the ShoreTel at the first location of a multi-site installation with the rest of the sites coming on line as older equipment leases expire.
-International Calling Skype charges for international calling when users purchase additional service packages and these packages will also allow a per-minute rate for calling U.S. numbers that are not Skype users. Skype charges sometimes half of what Vonage charges for international calls. Vonage does include 60 countries free along with their U.S. unlimited $24.95 package, but these countries are already cheap for direct dialing from a home or cell phone such as the UK, China, and Mexico. Calls to international cell phones are often not included and almost half of international long distance calls originating in the U.S. are destined to a cell phone. The high demand U.S. International calling destinations like Asia (Vietnam, Cambodia, Laos, and Philippines) and Central America (Honduras, El Salvador, Nicaragua) are cheaper with Skype.
Increasingly, as ShoreTel grows in popularity and increased market acceptance, it is being asked to be the Voice Mail system for the legacy PBX. If you think about it, legacy PBX systems have traditionally been installed with separate Voice Mail systems. As it relates to market share, large corporate clients often have OCTEL voice mail systems that are now coming up on ten years after service life!
QUALITY OF SERVICE -Call quality Skype requires a fast internet connection for good call quality. If you access the internet wirelessly, the call quality suffers at the reduced speed. Vonage does deliver what their monthly fee promises, good quality as it is almost indistinguishable from a regular landline. However, calls are over the internet and subject to the same interruptions and slowdowns web surfers encounter, whether the issue is with the DSL/Cable Modem provider or a major outage in a central hub located anywhere in the world.
The service providers has spread VoIP facilities at every corner of the world and still there are trying to spread it in various under developed areas. It is one of the best way to bring people closer, as it is not possible to travel abroad frequently, so people take the help of VoIP calls to interact with their loved ones and however, the user can also make video call to view their friends and relatives. The user can enjoy making free internet calls because with this facility, the user can also enjoy the facility of sending International SMS at cheap rates along with the facility of instant messenger through which the consumer can send unlimited online messages.
ShoreTel as VM is a powerful migration strategy and a win/win for both client and vendor. Finding someone, however, that has a demonstrated competency in legacy integrations for both ShoreTel as PBX and ShoreTel as VM, complete with a client list that can be referenced is an essential element of a successful solution and implementation.

Need of the Hour – Mobile Phones
January 10, 2010 by Veronica Carrillo

Six in ten people (more than 4 billion individuals) around the world are carrying a powerful computing device in their pockets and purses. They don\’t realize it, but today\’s mobile phones have the computing power of a personal computer from the mid-nineties, while consuming a fraction of the energy and are made at significantly lower cost.
Now, mobiles have become truly indispensable and it is literally impossible to lead a normal life without using them. They not only cater to the basic need of communication, but also serve miscellaneous purposes. In fact, these tiny widgets are also used to play games and click pictures. Now-a-days, there are a lot of high-end gadgets that provide the users with unbelievable features like Bluetooth, GPRS-support and GPS, among others. Though these handsets entice one and all, it may not be possible for everyone to lay their hands on these wonder machines. One of the primary reasons for this is the price factor. So it comes as no surprise that cheap mobile phone are the preferred choice of most of the individuals.
Mobile phones are not just communications devices sparking new modalities of interaction between people; they are also particularly useful computers that fit in your pocket, are always with you, and are nearly always on. Like all communication and computing devices, mobile phones can be used to learn. The content delivered would depend on the capabilities (features) of the device accessing it.
There are many kinds of learning and many processes that people use to learn, but among the most frequent, time-tested, and effective of these are listening, observing, imitating, questioning, reflecting, trying, estimating, predicting, speculating, and practicing. All of these learning processes can be supported through mobile phones. In addition, cell phones complement the short-attention, casual, multitasking style of today\’s young learners.
Viewed simply; phones are capable of: 1. Voice – These are the most basic phones, are still prevalent though being rapidly replaced. Such phones with voice only technology can be used to learn languages, literature, public speaking, writing, storytelling, and history amongst a whole range of topics. We\’ve known that voice based learning works for millennia now. 2. SMS – Widely used in India, literally billions of short text messages are sent over the phone networks. These messages can be written quickly and offer enormous learning opportunities. SMS can be used to provide just in time information of almost any type, like reminders. (e.g., someone undergoing a formal mentoring process) SMS can be used for informational quizzes. There are also innovative games based around SMS that have strong learning potential. 3. Graphic Displays – Almost every mobile phone has a graphic display, even if it just shows signal and battery strength. Most phones today have far more graphic power and are able to display words, pictures and animation. Such screens also allow for meaningful amounts of text to be displayed, supporting rapid serial presentation of context-appropriate information. You can use this type of displays for almost any sort of learning. Eventually these displays will render content that is today rendered on personal computers. 4. Downloadable programs – With mobile phones that have memories, and can accept and install downloaded programs an entire new learning space is opened up on the phone. Almost any sort of learning content and interaction technology can be delivered to the phone using this method. 5. Mobile Internet Browsers – Internet browsers are now built into an increasing number of phones, especially those that take advantage of 3G or enhanced data networks such as GPRS. Having a browser on the phone opens up all the learning resources available on the web, including Google, LMS applications, typical eLearning courseware and other tools/applications.
Last, but not the least, the SIM free phones come without a SIM card and bestow upon the users the freedom to switch over. They are most suitable for frequent travelers. The best part is that handsets of manufacturers like Nokia, Samsung, Sony Ericsson and LG are available as part of these deals and the users for opt for any of the network service providers.

Lesser Known Areas Affected by Your Credit Score – Growing Importance of Credit Score in 2010
January 10, 2010 by Veronica Carrillo
Getting a loan in the market is a darning task and with new laws coming in to picture, you better know what your credit score is. If you are doing for investment purposes the credit score needs to be a little bit higher since it has more risk associated with it.
First, if you\’re receiving credit card offers in your email inbox, you should probably stay away from these. Email offers are often known as phishing scams, and when you click on these offers and enter personal information, you could be putting yourself in danger for identity theft. This could also usher in a host of computer problems, and could open the gate for computer viruses that can be hard to get rid of, so just delete these messages if you see them.
You may also be getting some of these offers because you are making strides toward improving your credit so that you can have a better score. Credit card companies work with reporting bureaus to find out which potential consumers would qualify for the cards they\’re offering, and may contact you via postal mail to invite you to apply for a card. While these offers may be tempting, if you know that you can\’t afford to make the credit card payments and still stay on top of your bills, don\’t do it.
This will only put you right back in debt, and could lower your credit score. If you are thinking of getting a credit card in order to organize your finances or to use for emergencies, you may want to consider the offer. This way, you\’ll have a card that you will only use for grocery shopping or buying clothing, and you can free the rest of your money up for other obligations. However, be sure to read all the fine print that comes with the credit card application; you may find that you can afford the card now, but in six months, the annual percentage rate may increase, which will increase your payments.
If your creditors choose to sue you, you will be required to go to the court. If you fail to solve the situation and lose the case, you will be sued for bankruptcy. Sometimes, you may be awarded a judgment where your wages will be garnished to pay off your debt.
Last but not the least, ignoring the debt will increase your financial burden and failure to eliminate credit card debt will lead you to difficult situation in the future. It will be extremely hard for you to get new credit or new loan. Hence, you are reminded to manage your unsecured debt carefully so that your credit score will not be spoilt.

3 Tips For Integrating Article Marketing Into Your Social Marketing – Practical Social Marketing
January 5, 2010 by Veronica Carrillo

\”This article is about blah, blah, blah…ZZZZZZ\” This is how most Article Descriptions begin, by putting the reader to sleep with just another boring description of an article. The good news is that after reading this article, you will no longer have to write boring sleep-inducing descriptions.
You should have a specific product or service to promote. You can create your own products or purchase resale rights of existing ones. Acquiring brands that are already well-known in the market is relatively easier to do than promoting those that are not yet popular. If you find the above-described strategies as expensive, you can engage in affiliate marketing strategies with established companies by acting as an advertiser for their products or services.
Two Article Description Examples Most descriptions of articles really are about as boring as the example I gave at the beginning of this article. And I really could give you a boring description. For example, let\’s look at two different descriptions of this article:
Description 1 – This article is about how to write article descriptions that are not boring. Description 2 – Do you know how most marketers mess up their article description and turn them into a horrible mess? Read on to discover a works-every-time formula for creating article descriptions that pull in the prospects. Now which one would you want to read?
Creating online visitor registration forms for free subscription and installing an automatic message responding feature will help you reply to online queries.
Make your article professional looking yet interesting to read. Since your article is a form of online advertisement, avoid making it too formal. Use adjectives and other expressive words that will persuade your prospects to ask for more information regarding your products or services. Place yourself in your online viewers\’ shoes to find out if your article is interesting to read.

Best For All Types of Business – Promotional Products
December 30, 2009 by Veronica Carrillo

Traditional methods of marketing and advertising are dying. Why do I say that? Answer the following questions and what conclusion do? You draw. Do you use the yellow pages? Do you watch television commercials? Do you listen to advertisements on the radio? Do you read \”junk mail\” advertisements? Do you read newspaper and magazine advertisements? Did you, like most people, answer \”No\” to most, if not all, of those questions? If you did answer \”No\” then you should be reaching the same conclusion as I. If \”No\” is the answer; that raises the question of where are you and others going for your information and of course the primary answer is the Internet.
Connecting with your local Chamber of Commerce is the best place to begin. Almost every city in North America has a Chamber or something similar. Most of the local businesses will become a member so they can meet other small business owners and learn new ways to reach more potential customers.
You can contact the main office and offer to hold a free training teleseminars on an area you are knowledgeable about, such as using social media sites to market small businesses, article marketing, or blogging. This gives you the opportunity to show off what you can do to the members of the Chamber. You can use the small business you have been helping as an example. Make sure you tell them where they can find you if they want more information.
This begs the question: why do businesses even advertise in the yellow pages, on television, and the radio? To some extent the answer is: advertising using those media is expected. If customers and prospects do not hear or see these advertisements from the companies that have traditionally advertised in this manner; they will begin to question the staying power of the business. Conversely if the customers and prospects are not accustomed to seeing the business use the traditional advertising; they think nothing of it.
It is believed that business events are the ideal platforms for a company to reach to its target clients. For example, let us consider the occasion of an AGM or a seminar organised by a company. It is believed that the mass assembled there is the cr\’e de la cr\’e of the entire clientele, and it is the best opportunity for any company to show the customers their regards. It is noticed that such a treatment is going to give sure results. When a customer is appreciated in a public function,he/she gains a lot of popularity among his co-workers and friends. When the reason for his/her popularity is announced, the company who contributed for his fame comes in to the picture and the brand automatically gets promoted.
If we take a look on the other side, the customer who recieves the promotional gifts he/she cherishes the memory of the occasion. And also, within a short span of time that particular person becomes one of the most-trusted clientele of the company. There are numerous varieties of business presents that work wonders in the corporate arena.

What is a Lien? Understanding Mortgages

In times of economic crisis property owners go for renting their property instead of selling it. There are various benefits of renting over selling.
There are several steps to a good tenant screening process. First, you must verify that the applicant is who s/he says they are. The best way to do this is to require each adult applicant to completely fill out a rental application. You should also ask each adult to provide you with valid photo identification. Request a copy of the applicant\’s prior utility bill or cable bill as well. You want to ensure that the address on the bill is the same as the address listed on the photo identification and the rental application. You should also obtain the applicant\’s date of birth and social security number. Require that the applicant provide you with any prior names that they have used in the past few years such as maiden names if they were recently married, or married names if they were recently divorced. If you are renting to a business entity verify its existence with the Secretary of State\’s Department of Financial Institutions. Obtaining all of this information will greatly assist you during the screening process.
You can take help of letting agents. This system is quite popular in UK. A letting agent works as a mediator between property owners and tenants. The tenant comes into an agreement with the landlord through the letting agent. The letting agent takes a fee which is generally a fraction of the rental fee. There are several benefits of employing letting agents.
Your screening criteria should not be subjective. Rejecting an applicant because they give you a \”bad feeling\” or because you did not \”connect\” with them will only run you afoul of Fair Housing laws. Your criteria needs to be objective. Federal law contains seven (7) different protected classes and the state of Wisconsin has a total of twelve (12) protected classes. Local municipalities often have additional protected classes so you must check local ordinances. You may not deny an applicant because they are a member of any of the following protected classes in Wisconsin: race, color, national origin, sex, religion, familial status, handicap, marital status, sexual orientation, lawful source of income, ancestry and age (18 years old and over).
You can hire an abstract company to conduct a title search by delving through public records concerning the property\’s history to be sure that no lien exists. The title search should also indicate if the seller is legally recognized as the property owner, the description of the property, and details of any lien or other holds on the property.
Fourth, you should obtain a credit check on any applicant that is still under consideration after you have completed the above three steps. A landlord may require the applicant to pay the actual cost of the credit check up to $20 in Wisconsin. In order to charge this fee however you must obtain the credit report from a consumer reporting agency that compiles and maintains files on consumers on a nationwide basis (TransUnion, Experian or Equifax) and you must notify the applicant of the cost before ordering the report and provide them with a copy of their credit report after it is received. These four steps for screening and qualifying a prospective applicant for your rental property are the bare minimum that a landlord should to to ensure that s/he is protecting their investment.

When discussing mortgages, one term that often arises is \”lien.\” A mortgage is not a loan, but a lien on the property that keeps the loan secure. It is important to understand this confusing term in order to properly understand mortgages and property ownership.

The benefits are I. They know about the market and can find suitable tenants easily. II. They will recommend tenants who have clean backgrounds and respectable credit histories. III. But if you act as the landlord then you have to do credit checks of the tenant and splurge money on it. Or else you have to take some risk. IV. Moreover you do not have to handle day to day issues of tenancy nor go for inspection visits. V. Letting agents are efficient in tax law and property law and can give you sound advice.

It sounds simple but a lot of home work goes behind it. You have to start properly with a name, your business must be registered and you have to advertise yourself. You also have to know your competitors otherwise you can\’t sustain yourself. Your pricing have to be correct otherwise either people will not select you if you charge too high, or else if you charge too less no one will think of you as capable of providing anything worthwhile. For starting any business you have to first decide about certain things. Like, whether you will start alone or with a partner, the initial investment required and the return expected. Unless you are sure about these things you can\’t handle unforeseen situations.

Spreading Far and Wide – Viral Marketing
December 28, 2009 by Veronica Carrillo
Viral marketing is a relatively new concept in the world of business promotion. It tries to replicate the buzz factor that usually occurs unexpectedly. No one knows for sure why one thing takes off while another flops. However, everyone is aware of the profound effect that cult followings have on sales. The best thing about this process, which usually happens organically, is that its popularity feeds into itself. A few people find out about something and then tell their friends, who end up telling even more people. This can happen virtually overnight and what was unknown one day has a tremendous fan base the next.
Also, you may be given real estate leads from other Realtors that do not sell homes in the territory you work in. (It may be too far of a drive, not that Realtor\’s niche, etc.) Focus on the area you want to sell homes in. This way you will get to know the area and/or surrounding areas very well. You will come to know the styles of the homes and how to price the homes.
What exactly is viral marketing? It\’s marketing that runs itself. Like a cold, it gets passed on to the next person…who passes it on to the next person…who passes it on…and on…and on…. I love Viral Marketing because it\’s often free, and it allows you to literally sit back and watch the checks come pouring in (if you do it right!).
The main problem with employing this strategy is that this kind of popularity usually happens randomly. Luckily, there are several ways to recreate this atmosphere. People love to uncover the undiscovered. It is the reason that little hideaways are so popular. Knowing something that not everyone else has already heard about makes people feel like they have a secret.
This secret is then shared with their friends, whom are now part of the exclusive group. By sharing the information with their closest friends, people do not realize they are promoting it far beyond their own group. However, it is this shroud of secrecy that makes viral marketing so effective.
Another one of the agent advertising tips is to get business cards from potential home buyers. Wait five days to one week and check in with the potential home buyer to see if there is any help you can give them. Maybe they want to check out a home or two. You can set up the appointment and start working to help this client. Maybe the person just wants you to e-mail him/her listings of possible interest in his/her price range and what they are looking for in a home. To help you become a successful real estate agent, follow the above Realtor marketing tips.
